Resident Handbook

VERY IMPORTANT!

This handbook will answer many of your questions.  It clarifies your responsibilities and defines our expectations.  Don't worry we have a handbook for the homeowners letting them know their responsibilities as well.

Renter's Insurance

Most renters don't realize that the homeowner's insurance policy does NOT cover any of the tenant's items.  FSPM strongly recommends that tenants get a renter's insurance policy.  Take a look at this pamphlet from the Insurance Information Institute for important information.

Move Out Documents

We don't like to see our tenants go, but we understand that life happens.  First, be sure that you have provided proper notice to FSPM.  Then use this form to prepare for your move-out walk-thru.

Work Order Request

This one is important as well.  If you have a maintanance issue to tell us about, you must utilize this form.  As soon as you submit the form, FSPM is notified and will address the issue.  A follow-up phone call/email/text is always welcome. More details are provided when you follow the link.

Landlord/ Tenant Law

Tenants and Landlords are both covered by this law, as it defines the roles and resonsibilities of each party.  This link takes you to a PDF version of the actual law.

Lead-Based Paint Info

If you are residing in a home that was built prior to 1978, a lead-based paint disclosure was part of your leasing paperwork.  See this PDF for more information on Lead-Based Paint Hazards.

HOA/COA Links

If you live in a community with a Homeowner or Condo Association, you will need this link.  Remember, HOA's and COA's have rules governing all sorts of items.  Check the covenants and restrictions to be sure you are in compliance.

Landlord/ Tenant Law

This presents a great summary of the law.  It defines rights and responsibilities of each party in a comprehensive manner.  The summary is presented by the Florida Department of Agriculture and Consumer Services.

Septic Information

Many of our properties are equipped with a septic system.  Please follow the instructions in the PDF to maintain the system.  Never put inappropriate items down any drains.  See the pamphlet for more information.

that ALL tenants have a Renter's Insurance policy.  The homeowner's insurance DOES NOT cover ANY of the items you own.
